A painting estimate is easier to compare when it tells you exactly what work is included. Two prices can look very different because the contractors have allowed for different surfaces, preparation or repairs.
Start with the surfaces
Check siding, brick, soffit, fascia, trim, doors, gutters and downspouts separately. Do not assume that “paint the exterior” includes every elevation or every surface. A signed Painter Ready proposal, for example, identifies the surfaces individually and excludes one garage elevation. Clear exclusions prevent surprises just as clear inclusions do.
Separate repairs from painting
The same proposal includes replacement of damaged soffit, fascia and garage siding or trim. If your property has damaged material, ask whether the repair is included, excluded or waiting for a separate price. A coating does not replace the repair that a damaged surface needs.
Read the preparation
The documented scope includes cleaning, removing loose paint, priming raw wood, masonry primer on brick and caulking identified cracks. Those steps were specified for that property; your own preparation should reflect the condition and material being painted. Ask which steps are included rather than relying on a general promise to “prep as needed.”
Check coatings and coats
The source proposal calls for two finish coats. Your estimate should identify the proposed coating system and the surfaces where it will be used. Confirm the intended sheen and colors before work begins. Coat count alone does not tell you what repairs or preparation have been allowed for.
Discuss access and timing
Ask what needs to be moved, which areas will be protected and what access the crew needs. Exterior scheduling also depends on suitable conditions for the coating being used. Clarify how unexpected surface damage or a change in scope will be handled.
Compare the scope before the price
Put the included surfaces, repairs, preparation, coatings and exclusions side by side. If one estimate leaves something unclear, ask for clarification before deciding. A written scope gives you and the contractor a shared basis for the work.
